Because we are wonderfully immersed in the Yosemite wilderness, you will be sharing the outdoors with local wildlife (like deer, bears, and the occasional snake or bug) and native plants (including poison oak and ivy). We recommend keeping doors closed and staying aware of your surroundings so you can enjoy nature safely. Lake & Land Exploration The private lake and trails are yours to discover! Please note that there is no lifeguard on duty. To ensure everyone's safety, all land and water activities are enjoyed at your own risk, and the hosts cannot be held responsible for injuries or accidents. We kindly require all guests to read and sign our brief property disclosure before heading out to access the lake and trails. Wildfire Safety & Smoking Protecting this beautiful landscape from California wildfires is a top priority for our community. Fires & Grilling: Please only enjoy fires in the designated backyard fire pit. We have provided a BBQ for your use; we just ask that you leave it in its current spot. Smoking: Our home is entirely smoke-free indoors. If you smoke outside, please be incredibly cautious. Always use proper disposal methods for cigarette butts, as tossing them poses a severe wildfire risk and carries heavy penalties. LIABILITY WAIVER: Our property provides you with a unique opportunity to fish, hike, bbq, and use the rowboat. We want you to take advantage of these amenities and have a memorable visit. However, by agreeing to our Airbnb House Rules, you acknowledge that there are inherent risks involved with participating in these activities and that lakes, docks, decks, stairs, campfires and boating may present dangers for adults and children. Children must be carefully supervised at all times when near the water. If you swim or use the rowboat (especially children) we strongly recommend the use of life jackets which are provided for you and your guests. Because the water levels can fluctuate and can be shallow in places, no diving anywhere is allowed. Furthermore, by choosing to stay at our property, you're stepping into a rural environment that offers both unique experiences and inherent risks. You may encounter a variety of California wildlife, from rattlesnakes to bears, as well as our own domesticated livestock like cows and goats. While exploring, you'll need to navigate natural hazards such as poison ivy, unstable terrain, and varying weather conditions that can pose risks like hypothermia. By agreeing to the House Rules, you acknowledge the potential risks discussed above, agree to accept full responsibility for any bodily injury that may occur to you and others in your party, and waive any claim whatsoever against the owners for accidents or claims arising from these activities as per the details below. Waiver of Claims: I waive any and all claims that I have or may have in the future against the Owner and its agents, employees, and associates. Release from Liability: I release the Owner and its agents, employees, and associates from any and all liability for any loss, damage, injury, or expense that I may suffer as a result of my use of the Extra Territory, from any cause whatsoever, including negligence, breach of contract, or breach of any statutory or other duty of care. Waiver of Unknown Claims: I acknowledge that I have read and understand Section 1542 of the California Civil Code, which reads as follows: "A general release does not extend to claims that the creditor or releasing party does not know or suspect to exist in his or her favor at the time of executing the release and that, if known by him or her, would have materially affected his or her settlement with the debtor or released party." I hereby expressly waive and relinquish all rights and benefits under Section 1542 of the California Civil Code and any similar law of any state or territory of the United States. Indemnity: I agree to hold harmless and indemnify the Owner and its agents, employees, and associates from any and all liability for any damage to the property of, or personal injury to, any third party, resulting from my use of the property. SMOKING: Absolutely no smoking inside the house. Smoke outside if you must and please carefully dispose of butts. Fires have started in the county from tossed cigarettes. You will pay $800 to detox the house if we receive a report from the cleaners about the smell of cigarettes, marijuana, etc. There are garbage bins outside. Please collected and place all your waste into these bins for disposal. Your cleaning fee covers only regular cleaning of the interior of the house. If any group members had an accident like throwing up, soiling the beds, damaging the bedding, staining bathroom towels with make-up, etc, please clean it up.

Huge home with excellent amenities and close to Yosemite Park. Well equipped with good cooking facilities, great for a few days stay hiking in the area, but could easily stay for a week with the setup. Nothing, all excellent.

1.) The Great Pyrenees Farm Dog, he’s the goodest boy ever, we loved him. He followed the kids as they fished for a couple hours and just laid in the grass watching over them. 2.) All of the animals 3.) The property, I just wish that we there long enough to explore the extended property 4.) The house was cozy, we enjoyed a movie on the retractable projector screen the first night of our stay. 1.) The master bed was too hard, the other two beds felt great. 2.) Not the end of the world, but opening and closing the sliding gate at the driveway entrance got old after the 4th time. Maybe a remote controlled gate. It was raining a few times as we entered and exited.

Super comfortable with practically new everything. Very clean and warm with lots of space for our family of 5. We spent time exploring Yosemite and other areas that we within driving distance. Great stay! Minor things like water pressure and not quite enough crockery

My family and I thoroughly enjoyed this home; it's incredibly comfortable and relaxing. We loved it! Plus, everything is very close, like shopping centers, and it's only an hour from Yosemiti. I recommend it 100%. We will definitely be back.

Das Haus ist einfach perfekt! Sehr liebevoll und modern eingerichtet, top Ausstattung, genug Handtücher, sehr sauber, geräumig, Parkplatz direkt vor der Tür und viele nette Tiere (Perlhühner, Schafe, Katzen) vor dem Haus inkl. netter Begrüßung durch den Hund 😉 In der Küche gab es alles was man brauchte: Toaster, Kaffeemaschine, genug Geschirr und Gläser, Spülmittel, Geschirrtücher, sogar Kaffee, Tee und Gewürze waren da! Auch im Bad waren ausreichend Shampoo und Duschgel sowie diverse Hygieneprodukte vorhanden. Waschmaschine und Trockner funktionieren einwandfrei. Ruhige Lage und ca. 10 Min. von Mariposa entfernt. Die Gastgeber waren immer erreichbar und sehr zuvorkommend. Wir erhielten sogar vorab Infos mit Restaurants, Cafés und Shops, die uns die Gastgeber empfohlen haben, einfach toll! In 1 Stunde ist man im Yosemite Nationalpark. Wir fühlten uns wie zu Hause und würden jedem empfehlen die Rolling Oaks Ranch zu buchen!

Das Haus auf der Ranch ist fantastisch und läd zum relaxen für ein paar Tage ein. Wir haben es auch als Ausgangspunkt für Yosemite genommen und das Städtchen Mariposa lohnt, um ein wenig zu bummeln. Die Gastgeber haben gefühlt an alles gedacht und antworten auf Fragen immer sehr schnell und ausführlich. Wir können diesen Ort nur empfehlen, wer ein paar Tage Ruhe sucht und es liebt auf einer Ranch mit Tieren zu sein. Gerne wieder, wenn wir noch einmal in die USA kommen.

Actually, this is the first time ever I decided to share my evaluation in writing on Booking. The reason - we absolutely loved the spot. The house itself was wonderful (way above our expectations), clean and cozy... Communication with the host was excellent. On top of it, the kitchen contained all basic ingredients free to use, all bathrooms equipped with everything necessary (even toothbrush shall you forget one :-) ), view from the house wonderful… The dogs guarding the ranch were truly super friendly as promised by the host - we slept well feeling safe… :-) We spent here three nights out of our three weeks roadtrip around California - and the spot was the best out of them all. Further, very close to Yosemite national park. And given the fact we were here in July, we enjoyed beautiful Bass Lake as well. Clear 10/10, thank you! N/A
